Liquidating a SBA 504 loan is no different than liquidating a conventional commercial real estate property.

Right?

Not so fast.

504 first lien loans are affected by the Right of Redemption.

The Right of Redemption is a legal principle that allows SBA to redeem the loan for a year.

And, the Right of Redemption supersedes any state laws.

Thus, not giving the lender clear title.

The Right of Redemption creates uncertainty about an asset, further decreasing its value.
