Why Herndon?
We chose Herndon, Virginia as the site of the workshop for several reasons.
First, cost. We got a great rate on the hotel -- $139.
Next, you won't need a rental car. There is a continuous shuttle between the hotel and Dulles airport.
Finally, and here's an added bonus, we've scheduled this at Herndon so
you may visit SBA's National Guaranty Purchase Center.
It's only a half mile from the hotel.
Now, for obvious reasons, this is not an SBA sanctioned event. However, we structured it so that you will be able to visit Herndon on your own in the morning. We'll even arrange transportation to and from SBA's office to the hotel.

As a closing attorney for commercial lenders, Ethan prepares and reviews loan files for conventional, SBA 7(a) and 504, and USDA B&I loans, confers with loan processors and in-house counsel, and drafts, analyzes, and negotiates loan documents. He has closed hundreds of government guaranteed commercial loans through the SBA 7(a) and 504 loan programs, through the USDA B&I program, and has closed numerous conventional commercial financing transactions, including asset-based, real estate, and factoring arrangements.

Brian Burke has been active in all phases of SBA and commercial
loans for many years with Small, Medium, Large and Non Bank Lenders. While building a national SBA presence at Bank One, he helped NAGGL and SBA streamline the SBAExpress program, helping it become the big impact program it is today. At CIT, he led a motivated team of sales and operations professionals who developed new vertical markets and posted record 7(a) volumes. More recently, Burke consulted with lenders and borrowers all over the country, helping them position the right people in the right places within their organization. Brian is well known and regarded for his instructional and facilitation
expertise in all aspects of SBA lending including liquidations and guaranty

Back in 2009, Bob Coleman was invited to Herndon and was given a tour by
Vanessa Piccioni and Mike Stamler. Vanessa Piccioni is the Director of
SBA's National Guaranty Purchase Center since January 2009 and has
managed the guaranty purchase process since June 2007. Mike Stamler is
out of SBA Headquarters' Press Office.
During the tour, Coleman was peppered with management terms such as
"time in motion studies," "six sigma," "pull systems," "brand promises"
and "expected outcomes." Coleman found that terminology reflects
Herndon's mission. They process files from one department to the next.
That's their work-in-process, their inventory. It's an assembly line,
with each department adding value to their work-in-process inventory.
The finished product results in a check being cut to the lender and the
file mercifully consigned to its final resting place.
Their product, their inventory, needs to stay fresh to exceed their
customer, i.e., lenders', expectations. Aged inventory decreases in
value each day. Lender expectations are unfulfilled and turnaround times
increase.
"Our average turnaround time on a guaranty purchase package is 26 days,"
Herndon's manager, Vanessa Piccioni, proudly tells Coleman. "That's well
within our 45 day brand promise."
When asked, "What would you like to tell lenders about the things you do
to make their lives easier?" Vanessa Piccioni answered, "First and
foremost, we are their partner and we value their partnership. Our job
is to uphold our end of the deal -- to purchase the guaranty whenever
possible. It's important for lenders to embrace the idea that we are
honoring 95% of the guaranties."
