SBA 7(a) Lender's Gain on Sale Income to be Reduced by 25% in 2010. FAS 166 will delay secondary market sale gains by 90 days beginning Jan 1st

FAS 166 eliminates sales treatment for loans sold at par, lenders who sell loans for a premium will be required to delay recognizing the gain until the warranty period per SBA's Form 1086 expires.

SBA department managers need to be prepared to recognize the loss of a quarter's worth of gain on sale when preparing their 2010 budgets and business plans.

SBA lenders that sell their loans are encouraged to discuss FAS 166 with their independent accountants to plan for the changes coming in 2010. Lenders, who are impacted, are encouraged to participate in this audio conference with two nationally recognized experts and contact their broker/dealers to request support of modifying the Form 1086 to include an option to waive the warranty period.
